Do you use your own crews?
No. Lyon Homes contracts established Calgary trade companies job by job and coordinates them. You sign one contract and speak to one person, and the trades on your job are ones we have worked with before.
Are you insured?
Yes. Every trade company working on your property is an insured legal entity carrying its own coverage, and Lyon Homes Ltd. holds a City of Calgary contractor licence, BL306886.
Do you pull the permits?
Yes, in the Lyon Homes name, and the cost sits inside the fixed price rather than being added to it later. Inspections are booked and passed as part of the job.
What if something is found behind the wall?
It is priced and approved in writing before it is built, never billed afterwards. Anything outside the quoted scope is an add on you agree to first.
How do payments work?
The payment terms are written into your quote and agreed with you before the job starts, so you know what is due and when before you sign anything. Nothing about the money is decided while the work is running.

Can I see a finished job before I commit?
Ask, and we will arrange it where the owner is willing. Seeing the room you are actually buying beats any photograph.
How long does a basement take?
About two months of build for a typical basement, once we are on site. City approval runs on its own clock before that, and it is not something any contractor controls. Your written quote gives you both separately, along with what happens to your start date if approval takes longer than expected. A legal suite adds a development permit, and cutting a new entrance or new egress windows adds time to the build itself.
Do you charge for a quote?
No. We come out, measure, walk it with you and give you a fixed price in writing. There is no charge and no obligation.
Do I need to move out during a renovation?
It depends on the job. On a vacant property, an investment purchase or a home between owners, we work faster and with fewer restrictions because nobody is living around us. In an occupied home it comes down to scope: a basement or a single bathroom is usually straightforward to live through, a kitchen or anything touching the main services is harder. Before we start you will know which rooms are out of use and roughly for how long, and which days will be the loud or dusty ones.
The money is agreed before the work is.
You get a written scope and a fixed price before anyone picks up a tool, and the payment terms are set out in that same document. Nothing about the money gets worked out while the job is running.
